He completed graduate education in appraising residential real estate and holds an SRA designation with the Appraisal Institute. We specialize in appraisal products for residential real estate and we have broad experience with different types of properties and appraisals for various purposes.
Each client is served in turn as their order is received. Individual attention is given to each client through each step of the appraisal process, from logging in the order, to market research, to appraisal inspection, to the final in house quality control review. Our goal is to process an appraisal and return it to the client within 72 hours from the inspection. But, some appraisals need more time and attention to move through the process. Timeliness is important but we don't cut corners or leave out attention to details just to deliver an appraisal quickly.
Azalea Appraisal Associates is a full service appraisal office. We do not wear different "hats" in serving our clients. In that way we maintain our unbiased approach to appraising real estate. We work with lenders, home owners, home buyers, and attorneys throughout the southeast region of North Carolina. The appraisal reports we produce are professional documents, much the same as legal briefs, or medical opinions, and are strickly confidential and remain the intelectual property of our office. We are required by law to retain our files for at least 5 years. When an appraisal is required for a mortgage, the lender is the appraisal client even if the borrower pays for the appraisal. But, a lender is required by law to give a copy of the report to the borrower at least 3 days before a loan closing.
Just as no two houses are alike, real estate appraisal reports differ and the competency, education, and experience of appraisers differs widely as well. Selecting an appraisal professional is a task that should not be taken lightly. By selecting the highest qualified appraiser, you, as the client, are assured to recieve the highest quality service. You wouldn't use a lawyer or doctor that is unfamiliar with your needs, and so too, an appraiser should be knowledgeable about your property and have daily experience in your market area. This is important as property values can vary widely between market areas and even between neighborhoods. We work daily appraising properties in Southeastern North Carolina. We also own property investments in this area. We pride ourselves in staying on top of our real estate market and provide our clients with real time market information.
The appraiser you choose should have a certificate to practice, be a specialist for your type of appraisal or property, and meet a high standard of education requirements. All of our appraisers have college degrees as well as advance appraisal coursework, and substantial continuing education. Our education goes above and beyond the industry standard and requirements. Appraisers are required to have geographic competency. Be sure the appraiser you select has experience in your market area and specializes in your type of property.
